				Old apartment prices drop again in most of Finland in June

Prices for old apartments continued to decline across most of Finland in June, according to new data published by Statistics Finland on Tuesday.

Nationwide, prices were down 1.3 percent compared to June 2024. Month-on-month, prices dropped by 0.4 percent from May to June.

Among Finland’s major cities, the steepest year-on-year declines were recorded in Vantaa (-5.0 percent) and Turku (-3.4 percent).

Only Espoo posted a rise in old apartment prices among large urban areas, with a 1.9 percent increase over the same period.

In contrast to the downward trend in larger cities, several smaller municipalities recorded price growth during the second quarter of the year. Notable increases were seen in Kainuu (+14.8 percent), Kokkola (+14.3 percent) and Pori (+6.2 percent).

Despite the continued overall decline in prices, housing market activity has increased. In June, the number of brokered sales for old apartments and terraced houses rose by 30 percent compared to June 2024.

Statistics Finland said that while prices remain under pressure in several urban areas, transaction volumes suggest a modest recovery in market movement. The agency did not comment on the reasons for regional variation in pricing.

The figures reflect continued caution in larger markets such as Helsinki, Tampere, and Turku, where buyer demand and price expectations have yet to stabilise. Meanwhile, rising prices in some smaller cities may point to localised demand or availability factors.

No forecast has been issued for price developments in the coming months.
